Median by month listed

Median asking rent of listings by the month they first appeared, for these filters. The time window does not apply here, and the current month is still filling in.

What amenities add

Median rent with the amenity minus without, comparing apartments with the same number of bedrooms. Buildings with an amenity differ in other ways too (location, age), so read it as what renters pay for apartments like that, not for the amenity alone.

How these numbers work

Across 100,129 NYC listings over the last 6 months, the median asking rent was $4,195, and half of listings asked between $3,225 and $5,575. By size: Studio $3,495, 1 BR $3,995, 2 BR $4,600, 3 BR $5,100, 4 BR $5,995. Updated daily, last on October 29, 2026.

  • Asking rents from public rental listings Buzzedin tracks on StreetEasy, NYBits, LeaseBreak and others: the same listings behind the /rent pages, so a matching view shows the same medians.
  • Each apartment counts once, even when it is listed on several sites.
  • Rents from $1,000 to $50,000 a month, studios to 4 bedrooms. Rooms in shared apartments and sublets are left out.
  • A listing counts toward a time window if it was still listed during it. The trend chart groups listings by the month they first appeared.
  • Medians and ranges are shown only with at least 20 listings behind them.
  • An amenity counts when the listing says the apartment or building has it. A listing that does not mention one counts as without it.
  • The amenity premium compares apartments with the same number of bedrooms, so it is not just larger apartments in buildings that have the amenity.
  • These are asking rents, not signed leases.

Rent by neighborhood and bedroom count, with what each neighborhood is like, is on the NYC rent pages. The citywide summary for the month is in the NYC rent report.
